If your answer is "no" to this question, like all of these other homeowners that made complaints to the Better Business Bureau (BBB Complaints), then hopefully this can help you make a change to your number - we can hope for the better, but no promises can be made.

Zillow already knows their Zestimate calculations are not exact otherwise it probably wouldn’t have the word “estimate” in the word Zestimate.  At the bottom of Zillow’s homepage you can select the Zestimate link that gives all the info on how they calculate their numbers, and the ratings of how accurate they believe the numbers to be for a specific area.

Since Zillow relies on public records to help calculate their Zestimate, Zillow needs a lot of help in getting a more accurate Zestimate for most Texas homeowners.  Texas is a non-disclosure state, which means that the sales price of properties are not public records; therefore, Zillow is not able to gain much public data to help in their calculations.

Zestimate Accuracy Definitions

While reviewing some of our local area counties, I discovered the bulk of the Texas counties statewide show to have an accuracy rating of 1 star or less (Texas Zestimate Accuracy), and according to their chart here – that’s not good!

While there are some 2 star counties in Texas, I wasn't able to locate any within our local East Texas area (Cherokee, Nacogdoches, Smith, Rusk, Gregg, etc.).

So, how do you make your Zestimate more accurate?  For starters, you have to claim your house.  Then after making the claim for your home, verify that everything is accurate by clicking the link that says “Edit your home facts.”


  • Add great photos.  In my experience, great photos help to sell more listings, so I would think it would be safe to assume that this would also help up your Zestimate.

  • Write a great description.  There are two questions Zillow asks – 1) describe the features of your home and 2) describe why you like living in your home.  NOTE:  verify there are no spelling errors!

You may ask when is the best time to do all of this? The simplest answer is NOW!  Or, at very minimum,  before you put your house on the market.  Because it is very common for buyers to check out the listings online before seeing the house or even making an offer.
